THE GREENHOUSE

All of our bespoke pods start life in our Buckinghamshire factory as modular panels. Our unique panels are made from pressure treated responsibly sourced timber and clad with sterling board for strength. The timber panel is then insulated with knauf premium wool or celotex foil board insulation and wrapped with a polythene moisture control barrier to the inside and a breathable felt system on the outside. A 25mm treated battern is then fixed to the outside to create an airflow between the panel and the outer cladding of your choice. Our Panels have a 25mm battern fixed to the inside to create a service cavity for wiring to be installed on site. As standard we will leave a plaster finish ready for decoration, we don't believe in melamine or MDF finishes like most of our competitors.
Our buildings are seated on a solid 125mm concrete base, as this is not a shed. Timber floors are just not suitable nor do they have a long enough life span for our expectation. Your building will be bolted to the concrete raft foundation. We will install foil board insulation on top of a polyurethane moisture barrier and topped with interlocking chip board flooring. Your choice of floor covering can be installed directly onto the top and you can add underfloor heating if required.
Our roofs are constructed from pressure treated timber joists. A firing piece is added to the top of the joist and clad with 18mm Stirling board. A 100mm insulation board is added between the joists to insulate the building for all year round use. A plasterboard and skim ceiling is installed bellow the joists on site ready for decoration. The Stirling board is coated with a 2 layer torch on felt roof system and powder coated roof finishing trims are installed to all edges. A felt drip detail forms the rear outlet into a black plastic guttering and down pipe.
The down pipe will terminate in a shoe at the bottom, please note that no provisions are made for connecting into the storm water system.
All of our pods come with our unique concealed roof system (unless a pitched roof is specified). This means that the front and both side elevations of your pod will have a small parapet wall added to the top of the wall to hide the roof pitch. From the inside of your garden room the ceiling will appear perfectly flat and level but from the top of the roof there will be a small single pitch, falling towards the rear of the pod. Please note that our roof system has been tested against wind speed and snow load factors.
The total height of all our garden rooms is 2.5 m from highest point of ground to top of the parapet wall. This is to comply with the uk standard permitted development rights. By keeping our pods to this maximum height this allows installation of the pod without requiring planning permission (in most circumstances).
All of our windows and doors are fitted under the guidelines of FENSA. All products are supplied with double glazed Pilkington energy saving glass and multi point locking systems for added security.
All of our timber is supplied from responsible forestry approved sources. Our aim is to reduce our carbon footprint to as low as possible. One of the ways we are working on this is to minimise our waste and reuse or recycle the small amount of waste that we do produce.
